Framed by the idyllic olive groves and peaceful woodlands of San Macario, Tuscan Mill Farmhouse is a former oil mill along the historic Via Francigena where centuries of Tuscan heritage meet serene countryside living.

From its stone exterior and exposed timber beams to its original fireplaces, the estate enfolds you in an immediate sense of warmth and authenticity. Inside the grand ground-floor living room, beautifully preserved remnants of the original mill machinery sit integrated into the architecture—a captivating, unique centerpiece that anchors the home’s story.

Designed for gathering, the ground floor flows effortlessly from the main living area into a traditional kitchen with its own open fireplace, a dedicated dining room for shared meals, and a convenient laundry room. Upstairs, a second light-filled lounge centers around a private billiard table, offering a fun spot for evening relaxation. Outside, your private swimming pool is tucked against gentle woods and olive groves, creating an inviting sanctuary for quiet afternoons.
This location is an exceptional base for active families, multi-generational groups, and history enthusiasts alike.

Step right outside your front gate to walk or cycle the scenic, ancient Via Francigena pilgrimage trails. When you are ready to venture further, the fairy-tale walled city of Lucca is just a quick 10-minute drive away, while the golden beaches and chic seaside dining of the Versilia Riviera are easily reached in under half an hour. Day trips to Pisa, Florence, and the hills of the Garfagnana are equally effortless, giving you a quiet country retreat with the best of Tuscany right at your doorstep.
